Your tiled roof has reached its final winter, and a full re-roof quote is on the table. Before you sign, here is what many Inner West homeowners miss: the roof itself attracts no NSW energy discount, but several upgrades around it do. Planning them together can turn a disruptive year into one managed project.
South Shore Building Solutions is fully licensed and insured (licences 101124S and 394859C), with 15+ years of experience re-roofing Inner West Sydney homes, terraces and small commercial buildings. We also write specialist roof reports for insurance claims and pre-purchase inspections, and our trade network lets us coordinate air conditioning, solar hot water, insulation, electrical work and scaffolding through one point of contact.
Re-Roofing Inner West Sydney: Where the Energy Savings Scheme Fits
The Energy Savings Scheme (ESS) is a NSW Government program legislated to run until 2050. It gives eligible households and small businesses an upfront discount on an efficient upgrade. It is not a rebate paid afterwards. Installers must partner with an Accredited Certificate Provider overseen by IPART, the scheme administrator.
Here are the facts worth knowing, as at October 2026:
- The discount appears as a line in your installer’s quote, and you sign a nomination form before installation starts. You are not reimbursed for work already completed.
- You still make a minimum payment towards the system. The discount is not the full price.
- Discount amounts are indicative and vary with the installer, location and model.
- The ESS does not fund roofing. It does apply to eligible air conditioner and hot water upgrades.
- If you already have an efficient system, you may not qualify.
Air Conditioning Installation Inner West Sydney: Up to $560 Off
NSW Government figures show discounts of up to $550 for a new 6kW air conditioner, and up to $560 when you replace an old unit with a 6kW split system. Treat those as ceilings, not promises.
The roof matters here. Ducted systems and roof-mounted equipment mean penetrations, and it is far cleaner to flash them properly during a re-roof than to cut into fresh sheeting or tiles later. Decide the air conditioning plan first, and the roofer can build it in.
Solar Hot Water Installation Sydney: ESS Discount and Federal STCs
On the NSW Government’s hot water page, discounts reach up to $640 when replacing an electric water heater with a heat pump, and up to $330 when replacing a gas unit. A heat pump must carry at least a five-year warranty covering the unit, tank and components. Solar hot water systems are eligible under the ESS too.
Separately, the Clean Energy Regulator confirms that solar water heaters and air source heat pumps can earn federal small-scale technology certificates, provided the model is on its register and installed exactly as listed. Ask your installer to show how each incentive is applied on the quote.
For solar hot water installation in Sydney, the collectors usually sit on the roof. Mounting points and flashing are best done as part of the re-roof, not bolted on afterwards.
Roof Insulation Installation Sydney: A Loan, Not a Discount
Now the honest part. NSW Government guidance lists no ESS discount for ceiling insulation, and no federal rebate either. What exists is the Home Energy Saver program: zero-interest loans of up to $15,000, repayable over up to 10 years, for property owners with a combined taxable household income of up to $210,000. A discount of up to $4,000 is due later in 2026 for households earning up to $80,000 or holding an eligible concession card.
The government puts insulation at $1,500 to $5,500 or more, and says it can cut heating and cooling costs by up to 40 per cent. Spread over time at no interest, that is a serious option. Aim for the highest R-value your climate zone recommends, have a licensed electrician check the wiring first, and avoid foil insulation, which is not recommended in Australia.
Roof Ventilation Leichhardt: Why the Order of Work Matters
Many terraces and Federation homes in Leichhardt, Balmain and Haberfield were built long before ceiling insulation was standard. Their roof spaces can be tight, with small manholes, shared party walls and heritage overlays on visible changes.
That is why sequence matters. Fix the roof and flashing first, sort roof ventilation next, then add insulation, so you never trap moisture under new batts or disturb finished work. One coordinated plan beats three separate visits and three sets of mess. If your street sits in a heritage conservation area, we also check whether council approval is needed for visible roof changes before work is scheduled.
Start With a Free Roof Inspection
Book a free, no-obligation roof inspection with South Shore Building Solutions. Call 0433 395 675 or request a quote online. We will assess the roof, put the upgrades in the right order and tell you plainly which are worth doing now.
Because ESS discounts depend on the installer’s Accredited Certificate Provider and must be locked in before work begins, ask about eligibility before you sign anything.
